Anyone who rents out a part, or all of a property, must have all gas appliances and pipework checked by a Gas Safe™ registered engineer and issued a Gas Safety Certificate (CP12) every 12 months. Our Gas Safe™ registered engineers are qualified to carry out the inspection and issue a Gas safety certificate. An annual gas safety check on each gas appliance and flue are required by law to ensure the safety of tenants in rented accommodation and that they are protected against gas leaks or poisonous Carbon Monoxide. All appliances are checked for their safe and correct operation in compliance with Gas Safety Regulations.

We can contact the tenant on your behalf to arrange the gas safety inspection at their convenience and notify you when inspection is due before the 12 month period has elapsed if so required. We also offer a service to our customers where we can pick keys up. An additional charge will apply.
What will the Gas Safe registered engineer do during the service?
- Gas tightness test to ensure there are no gas leaks throughout the gas pipework system.
- A flue test to ensure there are no unsafe emissions from your boiler.
- Ventilation/Air check to ensure the safe operation of gas appliances
- Gas pressure check to ensure the gas appliances are operating at the correct gas pressure.
- Inspect your gas appliances and controls to make sure they are operating safely.
- Visually inspect the gas appliances to check for corrosion and leaks.
- Safety devices check to ensure safety devices operate satisfactorily
- Issue a Gas Certificate

Upon completion of all necessary gas safety checks you will be issued with a Gas Safety Certificate (CP12). This certificate will be proof that all appliances are safe to use; a copy will need to be given to your tenant within 28 days of being issued and you will also need to retain a copy for two years from this point. We will also retain an electronic copy of the Gas Safety Certificate on our system for two years.
Failure to produce a valid Landlord Safety can result in prosecution, and can also invalidate your property insurance, which in turn means you, can be liable for potential civil claims. The landlord is responsible for this aspect of their tenants' gas safety, and if non-compliance were to lead to a death from carbon monoxide poisoning, the landlord could be charged with manslaughter.
